What this means

Some features of Home Fraud Defense use artificial intelligence ("AI") to help you spot potential real-estate fraud. This disclosure tells you, in plain language, where AI is used, what its limits are, and how to use it responsibly.

Where we use AI

Feature What the AI does What it does not do
Risk scoring (rental, deed, wire, address, phone, URL, email scans) Analyzes signals from public records, third-party data, and submitted text to estimate a probabilistic risk score and identify possible warning signs. Make a determination of guilt, fraud, or wrongdoing about any specific person, business, or transaction.
Message Scanner Reads text or screenshot content you submit and produces an educational summary plus a checklist of indicators. Identify the sender, verify any claim in the message, or confirm whether a real fraud is in progress.
Property Visibility Report narrative Generates plain-language summaries of public-record property data. Substitute for a title search, deed exam, or licensed-professional review.
Report summarization Cleans up and summarizes user-submitted fraud reports for clarity. Verify, investigate, or independently corroborate the underlying claims.
Pro-summary drafting Helps generate professional summaries of approved fraud reports. Replace human review by an HFD admin before public posting.
Educational content & FAQ assistance Generates explanatory text and answers common questions. Provide legal, financial, real-estate, or professional advice.

Who provides the AI

We use models from Anthropic (Claude family), accessed through the Anthropic API under our enterprise agreement. We may, on prior notice posted on the Service, use additional providers. We do not train these foundation models on your personal information, and our API agreements with our AI providers prohibit them from doing so with respect to data submitted via the API.

Important limits — please read

  1. AI can be wrong. Outputs may be inaccurate, incomplete, biased, or out of date. Verify any material decision before acting on it.
  2. AI is not advice. AI outputs are not legal, financial, real-estate, tax, or professional advice. Consult a qualified professional before relying on any output.
  3. AI signals are probabilistic. A "low risk" signal does not mean a transaction is safe. A "high risk" signal does not mean fraud has occurred.
  4. You remain responsible. You are responsible for your own decisions, including whether to enter into, decline, or proceed with any transaction.
  5. No human pre-screening of Free Tool output. Outputs from the open Free Tools are generated and delivered to you without human review by HFD personnel.

Your choices

  • You may opt out of AI-assisted features by emailing info@homefrauddefense.org with the subject line "Privacy Request". Opting out may limit functionality (some features rely on AI to operate).
  • You may request human review of any AI-generated output that materially affects you. Email info@homefrauddefense.org with the subject line "Privacy Request — Human Review".
  • You may request a copy of the inputs we used and the output we returned for any scan you ran on your own account, through the audit-trail export at /account/audit.

Data we send to AI providers

We send only what is needed for the requested feature:

  • Public-record fields about the property or entity being scanned.
  • The text or image of the user submission being analyzed.
  • Your account ID is replaced with an opaque identifier; we do not send your name, email, phone number, or password to AI providers.

We do not sell your data to AI providers or anyone else. AI providers act as our processors under written contracts.

Retention by AI providers

Our AI providers process submissions transiently and do not retain content beyond what is necessary to deliver the response, in accordance with their published API terms. HFD itself retains Free Tool submissions for no longer than 24 hours; see the Data Retention Policy.

State-Specific AI Disclosures

This disclosure is intended to provide the disclosures required by, among others, the Colorado Artificial Intelligence Act (Colo. Rev. Stat. § 6-1-1701 et seq.), the Utah Artificial Intelligence Policy Act (Utah Code § 13-72-101 et seq.), the California AI Transparency Act (Cal. Bus. & Prof. Code § 22757 et seq.), the Texas Responsible Artificial Intelligence Governance Act, and analogous laws of any other state that imposes consumer-facing AI disclosure obligations on services made available within its borders.

Changes

We will update this disclosure when we materially change how we use AI. Each version is archived and identified by version number and content hash.
